Our Services . The HEART program focuses both on those loans that have already been referred for foreclosure or bankruptcy legal representation and those that are in late stage collection. While we originally worked exclusively on pre-foreclosure or early stage foreclosure loans, we expanded dramatically in 2008 to develop outreach programs with our servicing clients to engage their customers in meaningful contact to work out a suitable solution to avoid foreclosure. Since mid-2008 we worked with over 300,000 consumer mortgage borrowers, and achieved closing rates in excess of 40% average every month. We are a "for profit" enterprise, and earn fees from those loan servicers when successfully providing a loss mitigation alternative to foreclosure or bankruptcy. We DO NOT charge any fee to consumers for working out a suitable plan for home retention.

We can also provide pre-foreclosure home retention and short sale services in conjunction with or as an overflow provider for a servicer's own internal collection and loss mitigation departments. HEART has proven its ability to reach those problematic "no contact" borrowers before the decision to foreclose has been made, and to achieve higher resolution rates than industry experience in general.

Our Company . HEART Financial Services, LLC, is headquartered in Northbrook, Illinois and also has facilities in Schaumburg, Illinois and Southfield, Michigan. We have over 200 trained and experienced staff dedicated to our home retention business, and have debt collection agency licensing in all states where required.

Our Management Team. HEART Financial Services employs trained and experienced loss mitigation and home retention counselors to assist borrowers in retaining their homes before and during foreclosure legal proceedings. The majority of the management team and executives have residential mortgage loan servicing experience in collections, loss mitigation or underwriting.
